| | | Building a new home in the foothills of Colorado's front range? Here's a handy check list of items you'll need to do to get started. | CHECK LIST FOR RESIDENTIAL BUILDING:- Purchase property.
- Hire a good land surveyor and have your property surveyed and staked out. Recommended: Pitsker and Associates, Hayes and Soucie.
- Hire a good engineer to design septic system for property. We recommend Church & Associates, Inc., P. Budd LLC or Barta and Associates.
- Obtain fire mitigation packet from local fire departments or US Forest Service for clearing and thinning of specific trees and shrubs on lot.
- Obtain Individual Sewage Disposal System (septic permit from prevailing county’s health department).
- Contact Environmental Health Dept, fill out application, enclose fees for permit and an original copy of Septic Engineering from engineer to obtain this permit.
- Hire a good architect to design house and draw up blue prints. We recommend Steve Harrison in Aspen Park, Colorado.
- If needed hire an engineer for soils reports or drainage or driveway plans. Recommend, Steve Brockman Engineering.
- Obtain a driveway or grading plan permit from road and bridge department. To Obtain this you must have driveway engineering or grading plan designed by engineer.
- Obtain building permit at county building and planning department. You must have all engineering, permits, blueprints and fire mitigation completed before you can obtain building permit.
- Obtain a construction loan through your local bank or finance company. They will need property deeds of trust, who the general contractor will be, septic permits, blue prints.
- Hire a good general contractor for your project. Most general contractors assist in obtaining permits and providing all of the sub-contractors for your project.
